Commercial Codes:
- All commerical properties are required to keep their businesses clean of all trash and litter.
- They are required to keep their properties free of all tall grass and weeds.
- Each new business is required to have an electrical inspection, commercial property inspection, and a fire inspection.
- Fees for Inspections:
Commerical Inspection: $50.00
Fire Inspection: Free
Electrical Inspection: $60.00
- The Village of Cahokia enforces 2003 International Building and Property codes:

Residential Codes:
- All property owners are required to make necessary repairs to their homes as needed to comply with the Property Maintenance Codes.
- This may include, but is not limited to, fallen gutters, painting, broken windows, and many other repairs.
- The interior inspection consists of inspecting ceilings, walls, flooring, smoke detectors, and sanitation.
- All gas-fed appliances must have shut-off valves. Furnaces and water heaters must be cleaned and properly functioning.
- All new homes and existing structures must be inspected electrically and by the Building Department. An occupancy permit must be obtained for a fee of $100.00 prior to moving in.
- The fee for a Housing Inspection is $50.00.
- A building permit is required before any new construction occurs (roofs, fences, decks, porches, etc.). Fees vary for each project.
- If you reside in a flood zone and contemplate improvements to your existing property, check with the Code Enforcement Department for any special requirements that may be needed.
- All contractors must be licensed through the Village of Cahokia. Roofers and plumbers must be licensed through the state.
